TL;DR
We hosted the “Glampground Startup Challenge” last week and 500 people showed up live to learn how to go from idea to first bookings without wasting time or money.
Replays are up. Go watch them now if you’ve been thinking about launching something…trust me, those 3 sessions are game-changing.
Now onto our takeaways…
Speed beats scope
Most would-be operators stall on perfect land, perfect permits, perfect everything. Winners shrink the first build to something they can actually open, then iterate. Your first 6 units should be optimized for proof, not perfection. Momentum compounds. Cash flow funds upgrades.
Profit lives in the model, not the mythology
Glamping is a real estate operating business. The margins come from ADR lift and amenity mix, not vibes. Know your numbers per site: base rate, amenity premiums, seasonality, cleaning turns, and distribution mix. If you cannot explain your path to break-even on a single site, you cannot explain the business.
Amenities are levers, not decorations
Hot tubs, saunas, and cold plunges are revenue levers when they are integrated into the site narrative and priced correctly. The winners design sites around a couple of high-impact experiences instead of buying a garage of random gear. Add one lever at a time and price test quickly.
Layout is an operations system
Most first-timers design like guests, not operators. Put utilities, parking, trash, and housekeeping flows on paper before you place the first tent. Tight layouts reduce payroll, cleaning time, and guest friction. Beauty plus efficient turns equals margin.
Distribution strategy is not optional
OTAs are a starting line, not a moat. Direct booking gives you control over pricing power, repeat rates, and cash flow timing. Capture guest emails on day 1 and pre-sell upsells before arrival. The fastest path to better margins is shifting mix from OTA to direct while protecting your visibility.
