Glamping on a Budget: What’s Your Land Situation?

Today, let’s dive into the crucial first step of creating your dream glampground – finding and preparing the perfect land. As we’ve learned from our journey with Ferncrest, smart decisions at this stage can save you a bundle, allowing you to focus on what truly matters – the guest experience.

Buying Land: Off-Market Deals

Our biggest lesson: look for off-market deals. These hidden gems aren’t listed publicly, meaning less competition and no middlemen.
This was a game-changer for us at Ferncrest. Direct negotiations with the owner can open doors to creative financing solutions, like seller financing, which can be easier and more flexible than traditional loans.

Land Preparation: The Balance of Nature and Convenience = $ Saved

Not all land is created equal for glamping. We recommend seeking a balance: land that’s partly cleared and partly wooded. This natural setting provides a picturesque backdrop for your tents while minimizing the heavy costs of land clearing and tree removal. At Ferncrest, positioning tents along the edge of the woods created a perfect blend of wilderness and accessibility.

Utilities: Plan for Now and the Future

Utility setup can be a major cost, so it’s crucial to think ahead. If you’re installing electrical systems, consider a higher capacity like 600AMP to accommodate future expansion without additional costs. The same goes for septic systems – a larger tank now means fewer headaches later.

However, don’t forget that you can offer a fantastic experience without extensive utility setups. For instance, a centralized bathroom facility is a cost-effective alternative to ensuite bathrooms. And for electricity, consider using power banks for tents that are more spread out. These are efficient, cost-effective, and can be upgraded later when your cash flow allows.

The Bottom Line: Smart Spending

Our philosophy at Ferncrest has been clear: invest where it enhances the guest experience, and save where it doesn’t.

Every decision should be weighed against this principle. Remember, it’s still camping, and a part of the charm is in the rustic, close-to-nature experience.

As you embark on this exciting journey, keep these lessons in mind. Your dream glampground is within reach, and with smart, budget-conscious decisions, you can create a magical experience for your guests without overstretching your resources.

Happy Glamping!
